Property prices skyrocketed in this Hungarian county
Buyers in Győr-Moson-Sopron County spent 33 percent more on real estate this year on average compared to the 2020 data. In 2022, you can purchase a property of approximately 80 square meters for almost HUF 1 million (EUR 2428,79) more than during the pandemic.
Horror prices in Győr-Moson-Sopron County
Although property buyers have to pay a huge amount of money in the Hungarian capital, Budapest, the Győr-Moson-Sopron region has become one of the most expensive counties. The increase of property prices with respect to the average prices in the county has reached 28 percent compared to 2020, and a 24 percent increase compared to 2021 in the case of square meter prices. While those who wanted to settle in the county could get a spacious property of around 80 square meters for less than HUF 30 million (EUR 72863,77) in the year of the pandemic, this year they could purchase a new home of the same size for over HUF 40 (EUR 97151,69) million, writes hellovidek.hu.
The cities of the county offer an attractive alternative for commuters
The county’s three most populous settlements are Győr, Sopron and Mosonmagyaróvár. However, not only these are in high demand. Properties located in the agglomerations around the cities are also extremely popular. In order to prevent the depopulation of smaller villages, the popular home-building subsidy, the Village CSOK, is available for 96 settlements. According to Károly Benedikt, head of PR and analysis at Duna House, the cities of Győr-Moson-Sopron offer an attractive alternative for those who commute.
How much increase in square meters should property buyers expect?
More than 40 percent of transactions in the county involved single-family houses, but in 2022 brick-built apartments were also popular in Győr-Moson-Sopron County. Therefore, the prices of these properties have increased significantly. In the case of single-family houses, buyers should expect a price increase of nearly 30 percent per square meter. In addition, the average price per square meter of newly built properties in the county has risen by 53 percent. The demand for panel houses was the same in 2020 and 2021, but this year the interest in factory-built apartments fell by 6 percentage points. Customers who bought panels this year contracted at 36 percent higher prices compared to the 2020 data.
How much is the most expensive property?
According to Károly Benedikt, prices of over a million square meters have also appeared for second-hand brick-built apartments in the city of Győr. The most expensive property in Győr in the real estate broker’s current offer is a five-room, passive luxury home, which is offered by its owner for over HUF 1.5 million (EUR 3642,10) per square meter. The apartment sold for the highest price in the county is a 122-square-meter, brick-built property in very good condition, which found a new owner for HUF 90 million (EUR 218527,47). Moreover, the title of ‘Property sold at the highest price per square meter in 2022’ was won by a 45 square meter brick apartment, also in excellent condition, for which the buyer paid HUF 1,089,000 per square meter (EUR 2644,18).
